CONSTRUCTION SOLUTION

FOUNDATIONS. Monolithic concrete pad with lightweight block foundations on a limestone surface.

EXTERNAL WALLS. Lightweight block external walls insulated with 250 mm EPS 60 Silver insulation panels. The covering materials of the facade are thermally modified timber and charred timber.

INTERNAL WALLS. Lightweight block internal walls. The walls between the apartments are fully concreted hollow blocks plus an air gap frame wall with wool filling, finished with OSB and gypsum boards.

INSERTED CEILING. Hollow-core slabs with a sound insulation panel and 80 mm reinforced concrete panel.

ROOF. Insulation and dual SBS cover on hollow panels on the roof. The roof features a thermally modified timber terrace with timber walls and glass barriers.

WINDOWS. Triple-glazed aluminium windows. The sauna anteroom and living room have sliding doors that open onto the terraces.

DOORS. Glass & timber external doors. Smooth solid timber internal doors. Storage space external doors are roller doors that slide up under the ceiling.

INTERNAL STAIRCASES. Metal staircase structure with timber steps and covering. Staircase leads to roof-top terrace.

TERRACCES AND BALCONIES. Thermally modified timber terrace on impregnated timber construction on 1st floor. Thermally modified timber balcony with glass barriers on 2nd floor. Thermally modified timber terrace with glass barriers on rooftop.

Technological systems

Water & sewerage

The water and sewerage systems on the plot are central. A subscription agreement has been entered into with Viimsi Vesi AS. Connection fees have been paid and are included in the price. Water meters will be installed separately for all apartments.

Electricity

All of the terraced houses come with a 3 x 25A electricity connection. Each of the terraced houses will have its own electrical switchboard. The main distribution board is situated on the edge of the plot, while the fuse box will be located in the technical room of the terraced house. The service provider is Imatra Elekter AS. Connection fees have been paid and are included in the price.

Data communication

The terraced houses are data- and cable TV-ready via a modern, high-speed optical fibre cable.

Heating

The terraced houses will utilise underfloor water heating. We will use a 12 kW Nibe Split air-to-water heat pump for heating. Nibe is a renowned, high-quality Swedish producer of heating systems. Separate thermostats will be installed in each room.

B

The building meets all energy efficiency requirements and has been calculated as being energy class B.

Ventilation

Komfovent Domekt R450 with passive home certification. The equipment will be connected (via WiFi) to and adjustable on smart devices.

 

Air-conditioning

Quiet and energy-efficient Carrier air conditioner. Will help to keep rooms cool on sunny summer days. Noise level: 21 db. Can be connected (via WiFi) to and adjusted on smart devices.

Solar panels

We will be installing a 9.6 kW solar power station with a micro-inverter solution and network connection on the roof of every terraced house. There will be 32 solar panels in total, with eight panels on each building. The annual power output of the system will be 14.1%.

You can check from your phone or computer how much energy each of your panels or the entire system is producing in real time or per day, month or year. You can identify any panel whose output has decreased and have it replaced while still under warranty.

Courtyard area

Paevälja tee 6 & Paevälja tee 8

The building has been positioned on the plot following the line of Paevälja tee and the construction lines of neighbouring buildings. Each of the four apartments in each terraced house building has its own concreted driveway and parking area with two parking spaces, one of which is covered with grass pavers.

The parking spaces and the areas between the buildings will be separated by bollard lights and low hedges. A concreted footpath leads from the parking spaces to the entrances to the terraced houses. Each building has its own space for rubbish bins, which is enclosed with timber boards as per the building itself. Ash trees and a number of cherry trees are also planned for the plot. There will be a parking area with two parking spaces for visitors set back a little from the building. Large windows will face west, towards the sea, on the same side as the spacious terraces. The rooftop terraces will offer sea views. Behind the building on the edge of the plot will be a white dogwood hedge.

 

Paevälja tee 10

The building has been positioned on the plot following the line of Paevälja tee and the construction lines of neighbouring buildings. A separate concreted driveway with an entrance on the south-facing side and exiting to the north-east has been planned for the building. Rising barriers will be installed at both points. One of the apartments will have three parking spaces and one will have two parking spaces. There will also be a parking area for visitors with three parking spaces on the north side of the plot. The parking spaces and the areas between the buildings will be separated by bollard lights and low hedges. A concreted footpath will lead from the parking spaces to the entrances to the terraced houses. There will be a rubbish storage area by the exit road in which the containers for all four buildings can be stored. Ash trees and a number of cherry trees are also planned for the plot. Large windows will face west, towards the sea, on the same side as the spacious terraces. The rooftop terraces will offer sea views. Behind the building on the edge of the plot will be a white dogwood hedge.

* The asphalting and landscaping of the access roads will take place in summer 2019.
